Recently, we experienced a situation that highlights a growing issue in commercial moving — one that business owners and tenants should understand before selecting a mover.

A Real Commercial Moving Scenario

A commercial client selected Local Movings for their move based on pricing, transparency, and qualifications. We provided all required documentation, including:

  • General liability insurance meeting and exceeding required limits
  • Commercial auto coverage
  • Workers’ compensation coverage
  • Certificates of insurance issued exactly as requested

In other words, the move was fully compliant.

In Texas, umbrella insurance is not required when a mover already meets or exceeds the required coverage limits. In fact, in previous moves with the same management company, a waiver had been granted under these exact conditions.

This time, however, the waiver was denied — without any change in coverage requirements.

The Result: A Forced Vendor Switch

Despite full compliance, the management company advised the client that they must use one of their “preferred vendors.”
